How Long Does a Bathroom Renovation Take in Mallorca?

A bathroom mid renovation with subway tiles half laid, red spacer clips, a laser level line and a tiling trowel on a stand.

Key takeaways

  • The work in the room is usually two to four weeks; the wait for materials by sea is often longer.
  • Plan from the delivery date backwards, not from the strip-out forwards.
  • Waterproofing has curing time that cannot be hurried; a programme that skips it is lying.
  • A second home is best renovated in a period when nobody is there, with a margin before arrival.

The question everybody asks and nobody answers straight, because the straight answer is “it depends” – on the room, on what moves, on the floor, and on when the tiles reach the island. This is the timeline stage by stage, with what makes each stage longer or shorter.

Before the work: the wait

Sanitaryware, glass, stone and tiles reach the island by sea, and made-to-measure items – a tray, a sheet of frameless glass, a stone vanity top – are made first and shipped second. On many projects the wait before the first day of work is longer than the work itself, which is why a company that plans backwards from the delivery date is the one whose programme holds. Ask when the last item lands before you ask when the room is finished.

In the room, stage by stage

StageWhat makes it longer or shorter
Strip-outDays. Longer when the old tiles come off a stone wall or the floor is taken back to the ground.
First fixDays. Longer when fixtures move, the waste is re-run, or a frame is built for a wall-hung toilet.
Substrate, falls and waterproofingDays of work plus curing time that cannot be shortened. The stage most often rushed and most expensive to redo.
SurfacesA week or so. Large-format porcelain, natural stone and microcement each take their own time; microcement has its own curing.
Second fixDays. The suite, the vanity, the taps, the light – and the glass, measured after the surfaces and often the last thing to arrive.
SnaggingA visit after the room has been used for a few weeks, not the day after it is finished.

What changes the total

  • A bath-to-shower conversion that keeps the drain: shorter, often a week or so in the room
  • A wet room or a rebuilt floor for a level threshold: longer, because the floor is built rather than fitted
  • Several bathrooms together: longer in total, shorter than doing them one a year
  • An old house: longer, because what is found under the floor has to be dealt with
  • A block: the building’s hours, and a community that decides when noise is allowed
  • A stair, a lane, a terrace: the delivery takes a day rather than an hour

Timing it for a second home

Most owners who are not on the island give the work a stretch of the empty months and plan it backwards from the day they arrive: materials landed, the work, the curing, the snagging, and a week in hand. A bathroom finished in February is dry, sealed and used before the first guests in May. The guide to renovating from abroad is the long version.

Can I stay in the house?

With a second bathroom, usually. With one, the honest answer is that for a week or two you will not have one, and many owners time the work for when they are away.

Why does the waterproofing take days if it is one layer?

Because it is applied in coats that each have to cure, and the corners, the threshold and the drain are detailed by hand. A programme that gives it an afternoon has priced a different bathroom.

Is winter faster?

The companies are less stretched than in spring, so a programme is easier to hold, and a second home is usually empty. The lead time for materials is the same in any season.
