Planning it from abroad
The decisions are made before the work starts, because they cannot be made during it: the layout, the surfaces, the fixtures, the glass, all chosen and confirmed from samples and drawings while you are away. A company that works for absent owners will send a survey, a drawing and a specification, and will want every decision in writing before the strip-out. That is not bureaucracy; it is what stops a phone call about a tile you cannot see.
Then the timing. The work happens in the months the house is empty and is planned backwards from the date you arrive: materials delivered by sea, the fitting, the curing and sealing, a snagging visit, and a week in hand. The house is handed back dry, with the water on and the towels where you left them.
What to ask a company when you will not be there
- A written specification, with every surface and fixture named, before the work starts
- Photographs at the stages you cannot see afterwards: the strip-out, the first fix, the waterproofing before the tiles
- One point of contact, and how and when they will report
- Who holds the keys, and who lets the trades in
- What happens if something is found under the old floor – how the decision reaches you and how quickly
- A finish date with a margin before your arrival, and what “finished” includes
- A snagging visit after you have used the room, not before

Do I need to be there at all?
For the survey it helps, and it is not essential – a plan and photographs, or a visit by somebody you trust, do most of it. For the work, no: the point of the written specification and the stage photographs is that you do not have to be.
What if something goes wrong while I am away?
Something small usually does – a pipe where the drawing said there was none, a slab that arrived cracked – and the question is how it reaches you and how fast. Agree that before the work starts, and ask the company how it handled the last one.
Can the house be let while the work happens?
Not the bathroom being renovated, and rarely the house around it. Most owners give the work a stretch of the empty season and let the finished house afterwards.
