A finca bathroom is a bathroom in a house that was not built with one. It was added later, into a storeroom or a corner of a bedroom, by whoever owned the house when bathrooms arrived, and it usually shows: a floor with no fall, a pipe that runs where it could, a window the size of a hand. The building comes first
A finca wall is thick, solid and often damp at the base; a finca floor on the ground floor sits on the ground; a finca window is small and deep. None of that is a problem for a bathroom, but all of it is a fact the bathroom has to be designed around. Moving a pipe through a stone wall is masonry before it is plumbing. A floor that meets the earth wants separating from it before anything is laid on it. A room with one small window wants ventilation that actually moves air, and light that is designed rather than hoped for.
And the drain: a bathroom that was fitted where it could be often drains to wherever was nearest, with no fall to speak of. The renovation is the moment to find out where the waste actually goes and to give the new floor the slope it needs. The elements, surface by surface
- Floors: limestone, terracotta or a warm porcelain, laid on a floor separated from the ground and given a fall in the shower
- Walls: lime plaster or microcement over the stone where it can be made sound; the stone itself left visible on one wall if it is dry
- Shower: built into a thick-walled alcove, waterproofed to the top, a niche cut into the wall, a fixed panel or a curtain rail in iron
- Vanity: a wooden piece, or a plastered plinth with a stone top and a basin set on it
- Sanitaryware: simple and white; wall-hung only where a frame can be built
- Fixtures: aged brass, bronze or black iron; exposed pipework where it is honest, concealed where the wall allows
- Colours: the house decides – stone, lime, wood, a deep green or blue on the vanity
- Lighting: the window enlarged if the building allows it, a skylight where it can, warm lamps where it cannot
- Practical: ventilation sized for a room with one small window; plaster and stone sealed; the base of the wall watched
One bathroom becomes three
A finca bought as a home or a second home usually has one bathroom for a house that now wants three, and the new ones are added to bedrooms as en-suites. Can the stone wall be left exposed in a bathroom?
On a wall that is dry and away from the shower, often yes, sealed. In the wet area the stone is behind a waterproofed, finished surface – it is the look of the room that is rustic, not the construction.
Can a bathroom go on the ground floor of a finca?
Usually, with the floor separated from the ground and the drainage found first. It is the drainage that decides: a ground-floor room far from anywhere the waste can go is possible, and it is a plumbing project before it is a bathroom.
Modern or rustic?
Both work in a finca, and the best ones are both: a wet room with a linear drain and frameless glass, in lime plaster and stone, under a beamed ceiling. The building supplies the character; the bathroom supplies the plumbing.
