What a renovation actually involves
The visible part is the new bathroom: the tiles or the microcement, the vanity, the glass, the taps. Everything else is the work, and it is most of the job. The old suite and surfaces come out, the floor and walls are taken back to something sound, the water and waste are moved if the layout changes, the wet area is waterproofed and given its falls to the drain, and only then does the finish go on – in a sequence, not in a day.
That is why the same shower enclosure can be a week in one property and a month in another. In an apartment where the fixtures stay where they are and the walls are plasterboard, the room is ready quickly. In an older house where the waste runs somewhere nobody documented and the floor build-up leaves no depth for a fall, making the room ready is the project.
A company that has seen the room will describe that work before it prices the fittings. A quote that names only the tiles and the suite has priced the easy part and left the rest to be discovered on the second day.
What a renovation request usually covers

How a bathroom renovation usually runs
The order matters. The decisions at the top are cheap to change and the ones at the bottom are not, and the one in the middle is the one that decides whether the room lasts.

Survey and brief
Somebody measures the room, looks at where the water arrives and where the waste leaves, checks the floor depth, and asks how the bathroom is used and by whom. This is where the awkward answers surface: the drain with no fall, the wall that is stone under the plaster, the stack shared with the flat above.

Layout
Kept, adjusted or changed. Keeping the toilet, the drain and the water supply where they are is the single biggest saving in most renovations. Changing them is right when the room does not work – a bath nobody uses in the place a walk-in shower should be, a basin under the only window.

Surfaces, fixtures and furniture chosen
The three decisions that set most of the price, made together because each changes the others. Large-format porcelain needs a flatter wall than a small tile; a stone floor needs a fall cut into it; a wall-hung toilet needs a frame the wall has to carry.

Order and lead time
Sanitaryware, glass, stone and tiles reach the island by sea. The fitting date is planned backwards from the delivery, not forwards from the strip-out.

The part you will never see again
Every expensive bathroom failure is water going somewhere it was not sent. The tiles can be the best on the island and the room still fails, because what keeps a bathroom dry is the system under and behind the finish: the waterproofing membrane, the falls that carry water to the drain, the way the corners and the shower threshold are detailed, and the substrate the whole thing sits on.
None of that is visible in a finished photograph, and all of it is visible in a quote – if you know what to look for. Ask what the waterproofing system is and how far up the walls it goes. Ask how the fall to the drain will be formed, and what the floor build-up allows. Ask whether the substrate is being replaced or repaired. A company that answers those questions readily has done this before.
Where the waste has to run across the house, where a floor has to be lowered, where a wall has to come out – that is building work beyond the room, and the company will either coordinate it or tell you it belongs to a renovation contractor. Either answer is fine. No answer is not.

What makes two quotes for the same bathroom differ
A figure that is not yours is worse than none, so the ranges live on the cost guide. These are the variables that actually move a price, and you can ask about every one of them.
- Whether the fixtures stay where they are or move
- A standard bathroom or a full wet room, and the waterproofing each needs
- Walk-in shower, bath, or both
- Standard tiles, large-format porcelain, natural stone or microcement
- Standard, premium or bespoke furniture, and what the top is made of
- The grade of sanitaryware and taps, and whether the cistern is concealed
- How much of the plumbing and electrical work is inside the price
- Removal and disposal of the old room
- Delivery to the island, and access to the bathroom once it is here
- What the company includes after fitting, and for how long
One bathroom, or several
A villa with three or four bathrooms of the same age tends to have them renovated one at a time, each by whoever was available, and the result is four rooms that share a house and nothing else. Doing them together is a different job: one design carried through, one set of trades on site once, one delivery by sea instead of four, and a house that is a building site for one stretch rather than for a year.
It is also the shape of a hotel corridor or a rental portfolio, where the same room is repeated and the work has to happen between one season and the next. Describe how many bathrooms there are and the companies will price the project as one.

How long does a bathroom renovation take on Mallorca?
The work in the room is usually two to four weeks from strip-out to snagging, longer when the floor build-up or the drainage has to change. The wait before it, for sanitaryware, glass and tiles that reach the island by sea, is often longer than the fitting itself. Plan from the delivery date backwards.
Can I stay in the house during the work?
With a second bathroom, usually. With one bathroom, the honest answer is that for a week or two you will not have one. Many owners of second homes time the work for a period when nobody is there, which is easier for everybody and is what the companies will suggest.
Should the bath stay?
If anybody in the house uses it, or if the property will be sold or let to families, one bath somewhere in the house is worth keeping. If it is the only wet area and nobody has used it in years, a walk-in shower in its place is the change asked for most in the requests we pass on, and it has a page of its own.
Tiles or microcement?
Both work in a bathroom on the island when they are done properly, and both fail when they are not. Microcement gives a seamless surface with no grout to keep; tiles give more choice and are easier to repair one at a time. The surface matters less than what is under it, which is why the waterproofing has its own page.
What about the plumbing and electrics?
Moving a toilet, a shower or a basin is normal renovation work and the bathroom company will price it or bring in a plumber who does. Where the change goes beyond the room – a new drainage run across the house, a rewire, a structural opening – it belongs to a renovation contractor, and the two are often the same request sent to different companies.
Is winter a better time?
For a second home, yes: the property is empty, the companies are less stretched than in spring, and a bathroom finished in February is dry, sealed and used before the first guests arrive. For a home lived in all year the season matters less than the lead time.
