What a luxury bathroom usually includes
Not a checklist – a description of where the money and the attention go.
- Natural stone or marble on floors, walls and the vanity top, book-matched where the veining allows
- A bespoke vanity, made for the room, with the basin integrated or set into stone
- A freestanding bath, positioned for the view or the light rather than the plumbing
- A walk-in shower or wet room in frameless glass, with the valve, head and niche concealed or flush
- Premium sanitaryware and taps in a chosen finish – brushed brass, black, stainless – used consistently
- Concealed cisterns, wall-hung fixtures, and the frames behind the wall that carry them
- Lighting designed in layers: general, task at the mirror, and something for the evening
- Underfloor heating, heated towel rails, and ventilation that is heard by nobody
- The details: mitred stone edges, shadow gaps, drains that disappear into the floor
Where the money actually goes
A premium bathroom is expensive in the places that are not visible in the photograph. The stone is cut and book-matched by somebody who has done it before. The vanity is drawn, made, delivered by sea and fitted by a joiner. The concealed systems are built into the wall before the wall is finished, so a decision made late costs a wall. The frameless glass is measured after the stone is on, because a millimetre matters. And the waterproofing under all of it is exactly as important as it is in any other bathroom, which is to say entirely.
That is why the companies that work at this level want a design first and a price second, and why a quote that arrives quickly has usually priced a different bathroom from the one you meant. Give the brief the time the room deserves.

Design, and who does it
A bathroom at this level is usually designed before it is quoted – by an interior designer, an architect, or the bathroom company itself where it has a design side. The design is what the companies price, and it is what keeps three quotes comparable: the same stone, the same vanity, the same glass, priced by three people who have read the same drawing.
If the property already has a designer or an architect, say so in the brief. If it does not, ask the companies whether they design as well as build; many at this level do, and some would rather work to somebody else’s drawing. Either is fine. What does not work is a premium bathroom designed on site as it is built.

What makes a bathroom a luxury bathroom?
Materials chosen for what they are rather than what they imitate, furniture made for the room, systems hidden behind the wall, and the detailing that makes all of it read as one decision. It is not a list of expensive products; it is a level of design and execution, and it costs what that costs.
Do the companies work with my architect?
The ones at this level usually do, and prefer to: a drawing is the thing they price. Say who is designing in the brief and the request goes to companies that work that way.
How long does a premium bathroom take?
Longer than an ordinary renovation, mostly in the wait before the work: stone, bespoke furniture and glass are made to order and reach the island by sea. The work itself is longer too, because the tolerances are tighter. Plan from the delivery dates backwards.
Is a freestanding bath practical?
Where there is room to walk round it and the floor can carry it full of water, yes, and it is the one fixture people photograph. Where the room is tight, a built-in bath in the same stone does the job with less floor. Ask for both.
