Before completion
Three things are worth looking at in every bathroom before the contract is signed, because they change what the renovation will cost. Where the water goes: the drain, the stack, and whether the shower floor actually falls towards it. What is behind the tiles: a hollow sound, a stain on the ceiling below, a smell that will not leave – all signs that the wet area was never waterproofed. And how many bathrooms the house has against how many the life you are buying it for will need, because adding one is a plumbing project before it is a bathroom.
None of this stops a purchase. It tells you what you are buying, and it means the first quote can be asked for before the keys are in your hand.
The first months
Most buyers do the bathrooms in the first year, and the ones who do them well plan them in the months before moving in – from abroad, with photographs and a floor plan, and with a company that has been to the house. The work is easiest in an empty property, which is what a house between owners is, and a bathroom finished before the furniture arrives is a bathroom nobody has to live around.
A bath-to-shower conversion is the commonest single change a new owner asks for; a new en-suite the second; a full renovation of the master bathroom the third. All three can be quoted from a plan and a set of photographs, and all three are better decided before the removal van than after it.

Can I get quotes before I own the property?
Yes – with the seller’s or the agent’s agreement for a visit, or from photographs and a plan for an indicative figure. Companies are used to buyers who want the bathrooms planned for the day they move in.
Should the bathrooms be done before moving in?
If the house is empty between owners, it is the easiest time there will ever be: no furniture, no family, no second bathroom to protect. Plan from the completion date and the delivery of the materials, and the work fills the gap.
How do I know if the old bathroom was done properly?
