Estimate a bathroom on Mallorca
Ten questions, an indicative range, and nobody calls you. It is market information, not a quote – only a company that has seen the room can give you one of those.
Why two quotes differ
Take the same bathroom and send it to three companies. One prices the tiles, the suite and the labour. One adds the waterproofing, the fall to the drain and the new substrate. One has looked at the floor, found there is no depth for a fall, and priced a raised floor or a tray. All three are honest; only one has priced the room you have. The difference is almost never the finish. It is the work under it, and how much of that work the quote has seen.
The variables below are the ones that move a bathroom price on the island. Ask every company about every one, and the quotes become comparable.
What moves the price
In roughly the order they matter.
- The size of the room, and whether the fixtures stay where they are or move
- How many bathrooms – one, or several done as one project
- A standard bathroom or a full wet room, and the waterproofing each needs
- Whether the floor has the depth for a fall, or needs building up
- Plumbing changes: moving a toilet is more than moving a basin
- Walk-in shower, bath, or both, and the glass around them
- Wall and floor surfaces: standard tiles, large-format porcelain, natural stone, marble, microcement
- Furniture: standard, premium or made for the room, and what the top is made of
- Sanitaryware and taps: standard, premium or high-end, and whether the cistern is concealed
- The overall level: standard, premium or high-end, which sets the tolerances as much as the products
- Removal and disposal, delivery to the island, and access to the room
- What the company includes after fitting, and for how long

Surfaces, fixtures and furniture named, so that three quotes price the same things. A quote that says “tiles” has not been specified; one that says which tiles has.

Labour, materials, waterproofing, plumbing, glass, delivery, disposal, and what happens if something is found under the old floor. Ask for it itemised, and ask how surprises are handled.
What a bathroom renovation costs on Mallorca
Market ranges, not quotes. Each line is a full renovation of one bathroom at a standard level, with the toilet, shower and basin staying where they are, a walk-in shower, standard tiles, standard furniture and standard sanitaryware. Every decision below this list moves the figure, and the room decides which ones apply.
- A small bathroom, up to about four square metres: €5,800 to €8,000
- A medium bathroom, around five square metres: €7,500 to €10,300
- A large bathroom, six to eight square metres and above: €9,900 to €13,900
- A bathroom where there was none – a new en-suite or a ground-floor shower room: €8,400 to €11,800 at medium size
- Ask whether the figure you are given includes IVA. It is the single most common reason two quotes look far apart
What the bigger decisions do to that range
The same medium bathroom, with one thing changed. These are the choices worth pricing both ways before anyone starts.
- Bath out, walk-in shower in its place, drain staying where it is: €2,600 to €3,400 in a small bathroom – a fraction of a renovation, and the single change asked for most
- The whole room as a wet room, waterproofed throughout with the floor draining: €9,700 to €13,100
- Premium level, premium surfaces, premium furniture and fittings: €11,900 to €15,700
- High-end throughout – marble, furniture made for the room, the fixtures moved, a full wet room: €25,800 to €33,000 in a large bathroom
- Two medium bathrooms done as one project: €14,200 to €19,600. Doing them together saves the second mobilisation, the second delivery and the second visit from each trade, not the second strip-out or the second waterproofing – ask for the project priced as one AND each bathroom separately, so the difference is visible rather than asserted
Where these ranges come from, and what they are not
They are market ranges for Mallorca, built from published price guides for the island and for Spain and then checked against each other. The island figures run above the mainland ones – a standard Spanish bathroom is quoted at less than the same room here – and that gap is not a mark-up. It is what every trade costs once tiles, stone, sanitaryware and glass arrive by sea, and a guide that used mainland figures would under-quote every visitor on this island.
A range is market information. A quote is something only a company that has seen your room can give, because the expensive half of a bathroom is under the floor and behind the wall. Why will nobody give me a price over the phone?
Because the expensive half of a bathroom is under the floor and behind the wall, and nobody has seen it. A company that quotes without a survey has guessed; one that insists on the survey is pricing your room.
Is it cheaper to keep the layout?
Almost always. Keeping the toilet, the drain and the supply where they are avoids the plumbing and the floor work that moving them needs, and in an older property that is the part with the surprises in it. Ask for the room priced both ways.
Does doing several bathrooms together cost less per room?
Some of it is shared – the site set-up, the delivery, the trades being there once – and some is not, because each room has its own strip-out and waterproofing. Ask for the project priced as one and each bathroom separately, so the difference is visible.
Are prices on the island quoted with or without tax?
Ask, every time, and ask that it be written on the quote. It is the simplest thing that separates two figures that look far apart.
