Bathroom Renovation Checklist for Mallorca

A bathroom renovation goes wrong in the gaps between decisions – the thing nobody asked, the stage nobody saw, the finish nobody specified. This checklist is those gaps, written down. Print it, or send it to whoever is running the project for you.
Before the survey
- Who uses this bathroom, and will that change?
- Does anybody fill the bath? If not, is this the bath the house keeps, or the one that goes?
- Do the fixtures stay where they are? Decide to ask for both prices.
- Standard bathroom, or wet room?
- The level: standard, premium, high-end – and whether the whole house is at one level
- Photographs of the floor, the drain, the window and the ceiling of the room below
- When the room is available, and when it must be back
At the survey
- Where does the waste actually go, and does the floor fall towards it?
- What is the floor made of, and how much depth is there?
- What are the walls – plasterboard, brick, stone – and can they carry frames and glass?
- Is the wet area waterproofed now? What is behind the tiles?
- Where does the stair turn, the lane narrow, the terrace end? How does a slab arrive?
- Is there ventilation that moves air, or a window that is meant to?
Before signing
- What waterproofing system is named on the quote, and how far up the walls does it go?
- How are the corners, the threshold and the drain detailed?
- Is the fall formed in the substrate, in a tray, or not at all?
- Is the substrate being replaced, repaired, or tiled over?
- Which tiles, which stone, which microcement, which glass thickness, which taps – by name
- What is included after fitting, and for how long?
- What happens when something is found under the old floor, and how does the decision reach me?
- Tax included or not – written down
During the work
- A photograph of the strip-out
- A photograph of the first fix – pipes and frames in the open wall
- A photograph of the membrane, corners and drain collar, before the tiles
- The curing time respected before the finish goes on
- The glass measured after the surfaces are on, not before
After
- Use the room for a few weeks before the snagging visit
- Care instructions for stone, microcement or coated glass, in writing
- Where the isolation valves are
- Photographs of everything behind the wall, kept with the house papers
