En-Suite Bathrooms in Mallorca

An en-suite is a bathroom that belongs to a bedroom, and in a villa with guests, a family, or a second home let in summer, it is the difference between a house that works and one where everybody queues. Adding one: where it can go

A new en-suite goes where the water can reach it, which usually means against a wall that already carries plumbing, or above a room that does. The bedroom gives up some floor – a strip along one wall, a corner, a dressing room that becomes a shower room – and the question is what the bedroom is left with and whether the door, the window and the bed still work.

The plumbing question is the same as for any new bathroom: how far the waste has to run to the stack, and whether the floor has the depth to fall towards it. A company will want a plan and a look at the floor before pricing; where the run crosses the house or the room below, it will say whether that is bathroom work or building work.

Renovating one: the master suite

The en-suite in a master bedroom is the one the owners use every day and the one guests never see, which is why it is so often the last room renovated and the one that most rewards it. It is usually a shower room – a walk-in or a wet room, a double vanity, storage that the bedroom does not have to provide – and increasingly it is planned with the bedroom and the dressing space as one suite, with one floor and one palette running through.

How much of the bedroom does an en-suite take?

Enough for a shower, a basin and a toilet with room to move between them – which is less than people expect once the door and the layout are planned, and more than a cupboard. A company will draw it on the bedroom plan; a drawn en-suite is easy to change and a built one is not.

Can an en-suite go where there is no plumbing nearby?

Usually, at the cost of a longer waste run and sometimes a raised floor or a boxed pipe. The stack decides. Ask for the position to be priced where you want it and where the plumbing would prefer it.

Shower or bath in an en-suite?

A shower, almost always: it takes less floor, less water and less time, and it is what guests and owners use. A bath belongs in the family bathroom, or in a master suite large enough to give it a view.
