A hotel bathroom is renovated many times over, to the same drawing, in the window the calendar allows, by a company that has to hand every room back finished together. Everything about the bathroom is decided in one room first: the shower, the surfaces, the vanity, the fixtures, the lighting, the ventilation, the way the waterproofing is detailed, the finishes that will be cleaned every day for years. It is built, used, cleaned, and signed off – by the operator, the housekeeping lead and whoever designed it – and only then is the rollout priced in full, because the sample room is the only way to know what the other rooms will cost and how long each will take.
The sequence
Floor by floor or wing by wing, with rooms out of service planned against occupancy and the reopening date fixed. The trades do the same room in the same order until the last one: strip-out ahead, plumbing behind it, waterproofing behind that, surfaces, second fix, snagging. Waste leaves without crossing public areas; deliveries arrive in one quantity and are stored where housekeeping can work around them. A closed-season rollout is the simplest; an open-hotel rollout costs more in sequencing and protection, and the companies will price both if asked.
The materials

The programme
The sample room sets the time per room; the number of rooms the company can have open at once sets the total; the reopening date sets the deadline. Ask for a programme against that date rather than an estimate, with the delivery of materials by sea shown on it, and with a margin. A rollout that is late is a hotel that opens with rooms out of service.
