Three levels of vanity

The same job, three ways of doing it.

Standard

A vanity from a range, in a size that fits, with a basin made for it. Chosen well it is most of what a bathroom needs; the joinery is the manufacturer’s and the fitting is the company’s.

Premium

A better range: solid fronts, a stone or solid-surface top, an integrated or undermounted basin, drawers that close by themselves. The step most renovations here take.

Made for the room

Drawn and built for the space by a joiner: an awkward alcove filled exactly, a double vanity the length of the wall, a top in the same stone as the floor. The top of the market, and the only answer in some rooms.

The decisions inside the furniture

  • Wall-hung or floor-standing – the first clears the floor and needs a wall that will carry it
  • One basin or two, and whether a double vanity is really two people or just a longer top
  • The top: laminate, solid surface, stone, or the basin and top in one piece
  • The basin: set on the top, into it, or under it
  • Drawers or doors, and what has to fit inside – the plumbing takes space
  • The finish: lacquer, veneer, solid wood, or the same material as the walls
  • The mirror, the cabinet behind it, and the light around it, decided together
  • Tall storage, shelving and where the towels actually go

Furniture and the plumbing behind it

A vanity is fitted around the water: the supply and the waste come through the wall or the floor, and the drawers are designed around them. Moving a basin along a wall moves the plumbing, and a wall-hung vanity wants the pipes in the wall rather than on it, which is decided at first fix, before the wall is closed. A bespoke top with an integrated basin is measured after the plumbing is set, not before.

That is why the furniture is chosen early and fitted late. A company will want to know what vanity you have in mind while the walls are open, and will fit it when everything else is done.

Wall-hung or floor-standing?

Wall-hung makes a small room feel larger and the floor easier to clean, and it needs a wall – or a frame behind the wall – that can carry a vanity full of things. Floor-standing carries its own weight and hides more plumbing. Both are common here; the room and the wall decide.

Can the vanity top be the same stone as the floor?

Yes, and it is one of the details that makes a bathroom read as designed. The stone company cuts it with the floor; the basin is set into or under it; the joiner builds the carcass to carry the weight.

Does the furniture come with the renovation?

Usually the company supplies and fits it as part of the job, from a range or from a joiner it works with. If you already have a vanity in mind, say so in the brief – the plumbing is planned around it.
